Where is PERRADENYA?
Answer:
PERRADENYA is just ten minutes drive south-west of Lismore toward Casino on the flood free plateau at Caniaba

How big is the development?
Answer:
Perradenya has been approved for up to 200 lots and is subject to a special Lismore City Council Development Control Plan. This Plan outlines measures for ensuring Ecologically Sustainable Development is achieved, that the rural village attributes of Caniaba are retained, whilst providing a full range of services for new residents.

Why is Rous involved?
Answer:
Rous sees an opportunity to demonstrate in a practical way the development of residential land through applying sustainable principles, but with a special emphasis on water resource management - a core responsibility of Rous Water. The project is being undertaken on a commercial basis and is self funding.

What services and benefits are available at Perradenya?
Answer:

Do planes fly over?
Answer:
No. The subdivision is outside Lismore Airport's flight path.
 
Question:
What special rules (covenants) apply at Perradenya?
Answer:
Each contract for sale includes a schedule of covenants. Some matters are covered below, but a full copy is available.

Water Supply -

Lot purchasers select one of three options for water supply:

Option A RAINWATER TANK SUPPLY FOR OUTDOOR USE, with
town water for all other purposes, plus connection to the
sewer. The Department of Health will not allow a rainwater
tank supply to be used for drinking purposes in this
subdivision.

Option B RECLAIMED/RECYCLED WATER FOR OUTDOOR USE
AND TOILET FLUSHING, with town water for other uses,
plus connection to the sewer.

Option C Reclaimed/recycled water, subject to future Department of
Health approval for BOTH INTERNAL AND EXTERNAL
uses, plus connection to the sewer.

Buyers selecting Options C will be supplied with normal town water for all purposes initially, because the wastewater reclamation/recycling plant will not be constructed until there are around 40-50 homes at Perradenya.

House Size -

The minimum floor area (living space) for houses at Perradenya is 140 square metres.

Building Standards -

No temporary dwellings (caravans, sheds, etc.) are permitted.

The additional buildings shall be constructed of materials that are compatible with the house. Separate buildings are permitted but only if used in conjunction with the house.

Industrial / Retail activity will not be permitted..

No flats or home units are permitted in this first stage.

Approved building work must be completed within 9 months of commencement.

Double-storey construction is permissible.

Buildings must be constructed of new materials or recycled materials which have been ref Dished.

Non-reflective roofing material must be used.

Fencing -

Fencing shall not be erected between the house frontage/building line and the street.

All rearward fencing shall be constructed of timber.

Animals -
Pet dogs and cats are permitted
